Based on the evaluation of various real estate investment strategies against key investment GOALS, we've arrived at a definitive ranking that showcases the effectiveness and potential of each strategy.

Leading the pack is the Co-Living strategy, scoring an impressive 71/80 points, which underscores its exceptional ability to meet a wide array of investment objectives, from generating passive income to building wealth and fostering community.

Following closely in second place is the Buy and Hold strategy, with 67/80 points, highlighting its strength in long-term wealth accumulation and the generation of steady income, making it a cornerstone for those looking to secure their financial future.

The Short-Term Rentals (STR) strategy takes the third spot with 53/80 points, reflecting its dynamic potential to capitalize on high-demand locations and provide flexible income opportunities, though with a higher active management requirement.

House Hacking comes in fourth, scoring 52/80 points, offering a practical entry into real estate investment by reducing living expenses and leveraging owner-occupied properties for rental income, demonstrating a balanced approach for newcomers. (Fannie May released a PRODUCT on November 20th  2023, that "allows 5% down payments for owner-occupied 2-, 3-, and 4-unit (multifamily) homes")

In the fifth position, REITs, with 50/80 points, stand out for their accessibility and the diversification they bring to an investment portfolio, allowing investors to tap into real estate markets with liquidity and ease.

House Flipping is ranked sixth, with 35/80 points, recognized for its potential for quick returns through property renovation and resale, though it requires significant market knowledge and risk tolerance.

Wholesaling secures the final spot with 20/80 points, illustrating its role as a strategy focused on short-term gains through contract assignments, suitable for those looking to enter the real estate market with minimal capital outlay.

This ranking not only highlights the diverse avenues available for real estate investment but also solidifies the importance of aligning one's investment strategy with personal goals, resources, and risk appetite.
